1. Finding the house
Address is 68 N Washington St, in Douglas MI. It is on the intersection of Washington and Wall St
2. Check-in time
Check-in time is 4pm ET. NO EARLY CHECK-INS, unless approved by the Homeowner, in writing, in advance.
3. Key
The key is in a lockbox that is on a column, facing the front door. The code is XXXX (to be provided separately). This code changes regularly and is provided a couple days prior to check-in. If you leave the house, please lock the house and store the key in the lockbox.
4. Wi-Fi
The wi-fi network name is 68washington; The password is 68washington. No spaces, no uppercase letters.
5. Parking
A maximum of FIVE vehicles can be parked on this property – ONE inside the garage, TWO on the driveway (DO NOT BLOCK THE SIDEWALK), and TWO on the grass between the sidewalk and the street. Please do not park on the grass between the driveway and the house.
The code to the garage door is the same as the lockbox code. If you have more than six cars, or have day guests, please use the public lot on Wall and Main, which is one block from the property. Cars that are street parked may be ticketed or towed.
6. Welcome Book
A printed version of this Welcome Book is available at the house on the kitchen counter. Please look through this carefully, before reaching out with specific questions. We tried to anticipate and answer as many questions in advance as possible.
7. Reporting any issues
If there are any issues related to the house, please report them to the local property manager, Colleen (cell: 269-857-2981) within 24 hours after check-in.
8. Central heating and cooling
We have “smart” thermostats: set to 72 degrees in the summer, and 70 degrees in the winter.
In the summer, the lower level stays consistently below 70 degrees. Due to this, the lower level thermostat should generally stay off. It should NOT be turned to heat in the summer. Those in your group that prefer cool temperatures, are going to be more comfortable in the lower level.
You may adjust the thermostats to your comfort level, but please do not set the thermostat below 70 degrees in the summer, or above 72 degrees in the winter. Also do not set upper level thermostats to COOL and lower level to HEAT, or vice versa. If these occur, the thermostat(s) may lock out.
Please keep ALL exterior doors & windows closed while the central heating & cooling is in operation.
During the summer, if you find it hard to keep the temperatures in the 72 degree range in the upper level, you may need to close all the blinds and curtains during the day. This will help the A/C, especially during hot days, when the heat index is 80 degrees or above.
9. Linens, paper towels and toilet paper
The house includes fresh linens for the beds, and one bath towel per guest. There are extra towels and linens in the master bedrooms (upstairs and downstairs). If you need more towels, linens, or can’t find the extra linens, please contact the local property manager. Also, we have included at least one roll of toilet paper in each bathroom and one roll of paper towels to get you started.

Welcome! We hope you have arrived safely and had no trouble finding our home.
We know you must be ready to relax and start your vacation, and we want you to make yourself at home right way. We ask all guests to go through the home and report any dissatisfaction within the first 24 hours to us or our local property manager.
We also encourage you to look through this Welcome Book carefully, we tried to anticipate and answer as many questions in advance as we could.

Welcome to our Neighborhood,
We hope you enjoy staying here as much as we do. This neighborhood offers many great things including diversity in age and lifestyle. We have young families with small children, older adults that have lived here for more than 20 years, and young adults who are attending school. The neighbors here take pride in their homes and are comfortable looking out for one another and helping when needed.

Please take note that there are small children in the neighborhood
• Practice courtesy when parking
The primary parking area is the garage and driveway of the house, and the grass area between the sidewalk and the street. Please take care not to block driveways, obstruct the sidewalk or park facing the wrong direction. There is additional public parking less than one block away, on Wall St. and Main St.
• No smoking inside the house
When smoking outside, please properly dispose of cigarette and cigar butts
• Reasonable noise
Our neighbors have differing needs. Please be respectful to all neighbors by keeping loud noise to a minimum, particularly after 10pm.

+ Check-out instructions
1. Check out time
Check out time is 10am, ET. NO LATE CHECK-OUTS, unless approved by Homeowner, in writing, in advance. Late check-outs without prior approval may result in a charge of $100 per hour, from the security deposit.
Please allow yourself enough time to complete the tasks below prior to check out.
2. Dishes
Please wash all the dishes, and put them back into their place. Cabinets are labeled accordingly. Dishwasher pods are provided.
3. Trash
Place trash in the large rollaway containers in the garage during your stay. Trash containers are BLACK or DARK BLUE and are labeled accordingly.
Recyclable waste should be put into the provided trash bags, then dumped into in the large LIGHT BLUE rollaway containers without the bags. Trash bags are not allowed in the recyclables. There is a list of items allowed in the recyclables posted on the recycling bin. If there is contamination, the entire rollaway will be put into a landfill. Recyclables are picked up once every four weeks, the schedule is posted on the trash/recycling bins.
If you are checking out Sunday, or staying past Sunday, please move the trash and recycling containers (if it is a recycling pickup date) to the street curb, near end of the driveway. Trash pick-up is on Mondays around noon. If you are staying Monday, please bring the trash containers into the garage.
4. Clearing the fridge
Please dispose of all perishable items in the fridge before you leave. It is OK to leave condiments or supplies (e.g. extra paper towels, aluminum foil) for the next guest.
5. Linens and towels
Please do not make the beds that were used during your stay.
6. Turning off lights
Please turn off ALL lights before leaving the house.
7. Locking the house and returning the key
Please lock the house before leaving, including the front door, all three doors on the back of the house, garage door, and garage side door. Place the key back in the lockbox, and lock the lockbox.
8. Damage
If there was any damage to the property during the stay, please report it to the manager/owner before you leave.
+ Rental Rules - from rental agreement
- Smoking is allowed outside only.
- Pets are NOT allowed of any kind. Several of our regular guests has severe allergies.
- Overnight guests: People other than the Guest and Guests set forth in this Agreement as occupants may not stay overnight in the Property. Any other person on the Property is the sole responsibility of Guest.
- Furniture: Guest and the Guests shall keep the property and all furniture in good order and use it only for their intended use. If furniture is moved, it shall be returned to its original place prior to vacating the property. In the event the property or any furnishing is found not to be in good order, Guest shall contact property manager immediately.
- Appliances: Guest and Guests and any visitors shall only use appliances for their intended uses
- Parking: Parking is limited to 5 vehicle(s). Two vehicles are to be parked inside the garage. Additional vehicles can park on driveway. No street parking is permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
- Trash: if the guest is staying overnight between Sunday and Monday, it is expected that the trash be put out for collection on Sunday night.
- Noise: The house is located in a quiet, residential neighborhood and neighbors are very sensitive to noise levels, particularly during working days. In this context, noise shall be kept to reasonable levels at all times, and shall be kept to a minimum after 10pm
- Events: Events, such as weddings, gatherings beyond the capacity of the house, or parties are not allowed on the property
- Housekeeping: No daily housekeeping service is provided with the rental rate. While linens and bath towels are included in the unit, daily maid service is also not included in the rental rate. Towels and linens shall not be taken from the house.
- Water and Septic: The property is on a city sewer system. The system is very effective; however, it will clog up if improper material is flushed. Do not flush anything other than toilet paper.
- Travel insurance: We strongly recommend guests purchase travel insurance, specifically the “cancel for any reason” type, to protect against travel disruptions, health issues, weather, state of emergency declarations, and other unforeseen reasons.

- Coffee filters for our drip coffee machine
- Basic condiments
2. What likely is available
More often than not, we have a broader set of condiments, Ziploc bags, aluminum foil, cling wrap. These items are refilled every so often, and many guests add to these items.
3. What to bring
Sunscreen, charcoal for grilling, food, refreshments.
If you plan to use the pack n play, you should bring sheets.
4. Kitchen equipment
Our kitchen is well equipped. There is a 6-burner professional gas range, two dishwashers, side by side fridge, additional fridge in the garage.
We also have enough dishware / cookware to cook for the capacity of the house, with room to spare. We provide sharp kitchen knives, cutting boards, dutch oven, cast iron pan and griddle, carbon steel wok, non-stick pans, stainless steel pans, pizza stone and peel, gas grille, and many other items.
Small appliances include a drip coffee maker, toaster, Sous Vide Supreme, Vitamix, Food processor, hand mixer, waffle maker, hand blender, rice cooker, knife sharpener, among others.
A few things you may want to consider bringing if you plan to use them - instant read thermometer, expresso machine, slow cooker, air fryer/deep fryer, stand mixer, searzall. If I get enough requests for any of these items, I am happy to consider it for future investment in the property.
+ House essentials
1. In case of emergency
In case of emergency, dial 911 from your cell phone. There is no land line in the house. The address is 68 N Washington St, in Douglas, MI. State the nature of emergency.
In case of fire, there is a map on the fridge and each floor with your exit options. In case of a small fire, there are fire extinguishers located on each floor.
2. First aid kit
There is a basic first aid kit in the pantry, for less severe injuries. You can find band-aids, disinfecting wipes, simple bandages for use.

5. Laundry room door
To lock the exterior door in the laundry room, that leads to the back patio, please lift the door handle, and at the same time turn the lock/key, to lock the door.

7. Trash / recycling
Large rollaway trash containers are located in the garage. Each container is labeled. Black and dark blue bins are for trash, and light blue bins are for recycling. For recycling, the city does not accept trash bags, the items must be loose in the containers. So use the provided trash bags to transport the recycling from the kitchen to the rollaway containers, but then dump out the recyclables in the container, and throw the plastic bag itself in the trash. If a recycling rollaway bin is contaminated, the entire bin will go to the landfill.
Trash pickup is on every Monday around noon. If you are checking out Sunday, please take out the trash containers to the curb before you leave.
Recycling pickup is once every four weeks. The schedule for this is in the House Manual and/or posted near the recycling container.
There are separate metal containers in the kitchen for trash and recycling. Please follow the guidelines on what is recyclable. These guidelines are posted in the printed Welcome Book and also on the recycling bin itself.
8. Linens, paper towels and toilet paper
The house includes fresh linens for the beds, and at least one bath towel per guest. Extra towels are in the master bathrooms on both levels. Sheets for the pull-out bed, and extra blankets are located in the master bedroom closet downstairs. If you have trouble finding these please contact the local property manager. For makeup removal, please use the BLACK towels provided. Do not use the white towels.
Also, we have included one roll of toilet paper per bathroom and some kitchen paper towels to get you started. If you need more, please purchase them at the local grocery store (see binder for your options)
+ Electronics / appliances
1. Cable TV
To watch Comcast Cable TV from any of the three locations, use the Comcast remote control. Point at TV and press the POWER button on the upper right corner. Use volume and channels, guide to control the TV.
For voice to find a channel, press and hold blue MIC button and speak into the remote. Release when finished speaking. For example.... press blue MIC button, hold, say “Golf Channel” and release the button.
2. Streaming Video
If you have access to a Netflix, or other streaming account, you can access it through the “APPS” on the menu
To Watch Netflix, Prime, YouTube streaming: Turn on the TV using the Comcast Remote, then press “XFINITY” button on Comcast remote. Select APPS. Select the streaming service you want to use. Sign-in with your own account.
Be sure to sign-out when your vacation is over or the next person will be using your account!
3. To listen to music on SONOS
Simply add the SONOS S2 app you any smart device. When loaded, select “connect to EXISTING system”.
There are three zones: Living Room, Game Room and Sitting room. Select a room where you would like to play music. You can use Sonos Radio, or Apple Music to play music. You can search for specific songs, use a pre-made playlist from Apple, or one of our playlists. Unfortunately you are not able to connect your own Apple Music account to this system.
Use volume control on smart device per room.
4. Bluetooth Speaker
There is a Bluetooth enabled boombox style speaker that can be paired with your phone, and used to play music. Just plug it in, press the button "M" until you see "BLUE", then pair your phone with the speaker - it is called "BLASTER". The speaker will say "Pairing completed" once this is done. With this, you can play anything that is on your device through the speaker.
5. Electric blinds for front window
These are operated electrically, use the white remote control. DO NOT attempt to operate manually.
6. Washer/dryer
You are welcome to use the washer and dryer during your stay. Some laundry detergent may be available for use. Please leave the doors propped open after each use.
7. Dishwashers
Two Bosch dishwashers are available for use. Dishasher pods are provided. Please DO NOT put cast iron cookware, kitchen knwives or wine glasses in the dishwasher. These items are not dishwasher safe.
Please rinse dishes before placing them into dishwasher to remove the larger debris. This will prevent the drain from potentially backing up.
8. Garbage disposal
The button for the garbage disposal is just to the right of the kitchen faucet, on top of the sink, it is a sliver button. If for some reason the disposal is not working, press the reset button at the bottom of the motor, under the sink.
9. Irrigation system
The house has an irrigation system to water certain trees, planters and herb gardens. Please keep the faucets in the "ON" position so the irrigation works each day. If you need to use the water hose, please use the valve that connects to the water hose to turn it on and off. DO NOT open/close the main valve.
+ Other amenities
1. Gas and Charcoal Grille
You are welcome to use the gas and charcoal grilles during your stay. Propane is provided. You need to provide your own charcoal. Please notify the property manager when propane runs out. There should be a spare tank in the garage.
Please clean the grille thoroughly prior to and after each use, using the wire brush that is provided. This is either on the gas grille or in the kitchen drawer labeled "grilling utensils".
2. Sun Umbrellas
There are sun umbrellas available for use on the property. To open, pull the rope down, then lock the umbrella in open position.
DO NOT move the umbrellas, they are very heavy. It is much easier to move the furniture so the shade is in the correct place.
CLOSE THE UMBRELLAS after each use, overnight, and especially if there is inclement weather. Umbrellas are heavy and can cause severe injury or damage to house and vehicles if they fly away during a storm.
3. Outdoor Furniture
Feel free to enjoy the outdoor furniture provided. For the dining table at ground level, please tilt the chairs against the table so water does not accumulate on the seat of the chairs.
For the outdoor furniture on the roof deck, please bring in cusions after each use, and especially if it rains. Do not leave cusions outside overnight.
4. Sleeper Sofa
To use the sleeper sofa, please follow the instructions posted on the wall near the sofa. There are detailed instructions on how to open/close the sofa.
Once the sofa is open, please use the mattress topper, mattress cover, and then the bedding.
Bedding for the sleeper sofa is located in the lower level Master Suite, in the shelves behind the door. Please contact the property manager if you cannot find it.
5. Extra towels
A few extra towels are located in the Master Bathrooms – upper and lower level.
6. Makeup towels
Makeup towels are available in each bathroom to remove makeup. DO NOT use the white bath or hand towels for this, this may damage the towel, which may need to be replaced
7. Amenities for children
We have a pack n play, high chair, and stroller available for use. Kids plates, silverware, and cups are located in the cabinet, same location as all the other dishware.
If you plan to use the pack n plays, you should bring sheets.
8. Beach Items
We have beach chairs, beach towels, beach umbrellas, beach cart, beach toys and a cooler available for use. These are kept in the garage. Please remove sand from these items after each use, and place them in their original spot in the garage.
9. Foosball table
This commercial quality foosball table may seem to require coins, but this function has been disabled. Just push and pull the coin operation device for a new set of balls.
If balls are not dispensing, this means there is likely a jam in the ball return mechanism. Usually this is due to balls other than the appropriate foosball balls being used to play. You may lift the top of the foosball table and clear the jam. If you are not comfortable doing this yourself, please call the property manager.
